Why should I use a licensed contractor?

It is appealing to pay a little less to use an unlicensed contractor, but it usually ends up costing you more in the end. An unlicensed contractor is not held to the standards set by the Arizona Registrar of Contractors, which includes bonding and insurance. Licensing protects the property owner more so than the contractor. A contractor must possess a minimum amount of experience and pass a business management test. Additionally, they are subject to a background check, and may not have any unresolved contracting complaints outstanding. An unlicensed contractor cannot be reported or incur damages if the work is unsatisfactory unless you pursue them in court on your time. How much does remodeling cost?

The size and scope of your project determine the cost. Materials, size of the room, and age of the home have a significant impact on your bottom line. Do you want a major remodel done on your kitchen? A basement converted to a comfortable bedroom? A master suite addition complete with a Jacuzzi tub? Your vision dictates how much your remodel will cost.

How long does remodeling take?

Remodeling or renovation is not an easy process. Simply getting a permit to begin work can take weeks! The size and scope of your project will determine the timeline. Unforeseen problems can present themselves once demolition begins. At Stertz Construction, we guarantee that we will not execute additional work without a written change order with your signature. We  do our best to give you an accurate schedule and anticipated completion date.

Think about how long you can live without a functional shower? Or an oven? Or a washer and dryer? Do you have kids or pets that will be affected by the construction? We understand how difficult it is to have your life uprooted and we want to support you. We will help you come up with solutions for getting through life during construction. Do I need HOA approval?

If you live in an HOA it is a good idea to consult with your representative prior to the beginning of construction. Some HOA’s require submission of plans to approve. Our team can prepare these documents for you to streamline the process. Exterior improvements can require approval from the HOA as well as City of Tucson permits. Interior improvements do not require approval from the HOA, but can require City of Tucson permits.

Value VS Cost

Sometimes it can be difficult to decide what improvements will bring you the highest return on investment. According to 2015 costvsvalue.com report a new garage door will bring you a 108% return in Tucson, while the national average is 88.4%. A new front door will return 96%, and a Stone Veneer Accent will bring you 86.7%. A major bathroom remodel and kitchen remodel will return 79.9% and 69%, respectively. Tucson ranks above the national average in cost recouped in all of these categories. So, is there value in improving your home? We think so! 

Do I need special insurance?

Simply put, no. Stertz Construction is licensed, bonded and insured so we carry the liability for our staff. Our subcontractors are required to carry their own general liability and workmen’s compensation policy, as well. However, it is highly recommended that you contact your homeowner’s insurance carrier prior to the renovation of your home. Additionally, because the value of your home will increase you should inform your insurance company of the improvements. Taking before and after photos is recommended as well, but if you forget don’t worry – we take a lot of photos! If you are storing furniture or personal items in a storage unit it is a good idea to make sure it is still covered by your insurance when it is off the premises.

Can I provide my own materials and appliances?

You are welcome to provide any materials and appliances during the course of construction. However, Stertz Construction will only warranty items that have been purchased through our contract. We hunt for the best deals through our trusted vendors and pass those savings on to you.

What if I like something that has to be special ordered?

We can special order any item provided it is available for purchase. Special ordering often requires additional time to produce and ship an item so it may extend the completion date of your project. If the item is back ordered or will greatly extend the project completion date we will do everything we can to make sure you are comfortable in the interim.

Warranties and Guarantees

Stertz Construction guarantees all of our work. We won’t stop until you are satisfied. Warranties are specific to your project, and you will be provided a copy of the warranty for your records.
